Welcome to the Hippie House! Built in the late 19th century, the Hippie House has all the charm of an historic country home, but a recent renovation brought numerous modern comforts. Accentuated throughout with the warmth of wood and inspirational colors, the Hippie House is not just fully furnished, it's fully curated. You'll enjoy a spacious living room great for entertaining guests, a proper dining room with an antique dining room table with seating for six and a pass-through counter with three stools, a fully renovated kitchen with stainless steel appliances including a microwave and toaster oven, and the coziest back den with a queen-size sleeper-sofa couch and 50" TV. Upstairs you'll find a large master bedroom (featuring a queen bed, a substantial workspace desk, a 32" TV, and large walk-in closet) with a large open air private balcony, a second bedroom (featuring a queen bed, a desk, and a walk-in closet), and an all-brand-new gut-renovated full bathroom with large vanity, dual-flush high-efficiency toilet, and low-threshold tub. There's also a laundry room and utility closet off the back of the bathroom, a drop-down ironing board in the hallway, and a fully stocked linen closet too. Outside there's a lovely front porch, an expansive side deck with a charcoal grill, a fire pit in the backyard, and a path leading back from the house down to the Rondout Creek right behind the property. If we've left anything out, it's only because there's just too much for us to describe in a simple write-up. Hopefully the photos paint a fuller picture, but please feel free to ask any questions. Our waterfront property is nestled into a quaint country neighborhood giving both the feeling of being immersed in nature while also being connected to the surrounding community of Rosendale. Basically, you're gonna love it! Ok, now for some behind-the-scenes logistics: The basement has the circuit breaker box (which control the new LED lights all through-out), an oil-burning furnace providing forced hot air heat, the water pump from the well leading to a brand new whole-house water softener and filtration system, all new plumbing (and through-out the whole house as well), a brand new 40-gallon tank electric hot water heater, and a sump pump. There is also a whole-house generator that runs on propane that will automatically keep the house running during a power outage. You'll appreciate all the modern tech we installed: the G-Doorbell Cameras, the Sifely keyless front door lock, the three Nest Protect Smoke & Carbon Monoxide Detectors, the Nest Thermostat, and the WiFi-enabled window A/C units. The rent includes $50 of electricity monthly [through Central Hudson], internet (not cable, although you can add that separately for an additional cost) [through Spectrum], salt pellets for the water softener [stocked in the basement, but you'll have to put them in as needed, usually about every 2 months], weekly garbage & recycling pick-up [through Waste Management], and weekly yard care (i.e. mowing). All other utilities (i.e. oil for heat, propane for the gas stove and generator, cable, and electricity over $50/mth) will be paid by the renter. [We'll maintain all the accounts, and fill all the tanks before your tenancy, then have you pay the bills to fill them during your stay. This property is listed as a 12 month lease however short term is possible (summer rental) at a higher rate. TO BE CLEAR: The house sleeps 6, but only has 2 actual bedrooms (the third bed is the pull-out sleeper sofa in the back den - great for guests!). The house will only be rented FULLY FURNISHED. This is non-negotiable. There is some storage available for renters in the basement, attic, and closets, but not for large furniture. Renting this house is a fully curated experience with each room fully furnished and staged.
