SECURITY DEPOSIT:
First Month's Rent: The Tenant shall pay the sum of $2,300 as the first month's rent for the lease term, due on or before the commencement date of the lease.
Last Month's Rent: The Tenant shall pay the sum of $2,300 as the last month's rent for the lease term, due upon execution of this Lease Agreement.
Security Deposit: The Tenant shall pay the sum of $2,300 as a security deposit for the rental premises. This security deposit shall be held by the Landlord as security for the faithful performance by the Tenant of all terms, covenants, and conditions of this Lease Agreement. Upon termination of the tenancy, the security deposit shall be returned to the Tenant, less any deductions for damages, unpaid rent, or other charges as provided by law.

PET POLICY:
No pets allowed.

SMOKING POLICY:
No Smoking Inside Property: Smoking OF ANY KIND is strictly prohibited inside the rental unit. This includes but is not limited to, cigarettes, cigars, electronic cigarettes, and vaping devices.
Designated Smoking Area: Smoking is permitted only outside the property and must be conducted far away from the building. Tenants must ensure they are far away from doors, windows, and ventilation systems to prevent smoke from entering the property.
Use of Ashtrays Mandatory: Tenants who choose to smoke outside must use ashtrays. Proper disposal of cigarette butts and ashes is required to maintain cleanliness and prevent fire hazards.
No Residue in Shared Spaces: Tenants must ensure that no ashes, cigarette butts, or residue accumulate in shared spaces or common areas. It is the responsibility of each tenant to clean up after themselves and maintain the property's cleanliness.
Violation Fee: A fee will be imposed for any violation of the smoking policy. This fee will be determined by the landlord and may be deducted from the tenant's security deposit or charged separately.
Enforcement: The smoking policy is enforceable at all times, and failure to comply may result in further action, including termination of the lease agreement.

MAINTENANCE AND REPAIRS:
Landlord Responsibilities: The landlord is responsible for maintaining the rental property in a habitable condition and ensuring that all essential systems and amenities are in good working order. This includes, but is not limited to, ensuring the structural integrity of the building, maintaining heating, plumbing, and electrical systems, and addressing any health or safety hazards that may arise.
Tenant Responsibilities: Tenants are responsible for promptly reporting any maintenance issues or repair needs to the landlord or property management company. This includes, but is not limited to, issues with appliances, plumbing leaks, HVAC malfunctions, and structural damage. Tenants should notify the landlord in writing or via the designated maintenance request system as soon as the issue is discovered.
Emergency Repairs: In the event of an emergency repair that poses an immediate threat to health or safety, tenants should contact the landlord immediately. Examples of emergency repairs may include burst pipes, gas leaks, electrical outages, or severe structural damage. The landlord will prioritize emergency repairs and take swift action to resolve the issue.
Non-Emergency Repairs: For non-emergency repairs and maintenance requests, tenants should contact the landlord or property owner. The landlord will address non-emergency repair requests in a timely manner, scheduling repairs at a mutually agreeable time with the tenant.
Tenant Cooperation: Tenants are expected to cooperate with maintenance personnel and contractors hired by the landlord to perform repairs and maintenance tasks. This includes granting access to the rental unit at reasonable times and providing necessary information about the nature of the repair issue.
