A $150.00 administration fee will be required for all approved applications. Texas Minimum Application Requirements: Income: Each individual applicant must provide proof of monthly gross income equal to a minimum of 3x the monthly rent. Rental: No broken leases, evictions and/or past landlord debt(s) will be accepted. Credit: Minimum 600 FICO credit score. Applying for a home does not guarantee its availability. Guarantors must meet the following requirements: minimum 700 FICO score and proof of monthly gross income equal to a minimum of 4x the monthly rent. Upon initial approval, administrative fee(s), as listed above, will be required for all approved applications (one fee per household i.e. three applicants apply, only one admin fee will need to be paid). This will need to be paid along with the deposit within 48 hours of approval, to hold the property. This deposit is equivalent to one month's rent or the agreed upon security deposit amount, whichever is greater. This deposit will be applied to your total move-in cost and is non-refundable once collected. Photo ID will be required prior to move in. Application Guidelines All conditions of the application process must be met for the applicant to receive an approval. * Minimum of 36-month positive rental history. * If negative rental history (including, but not limited to evictions, late payments, current or past outstanding debts to previous landlord, etc.) is found, then an application may be denied or subject to an increased security deposit at our sole discretion. * Approved applicants will be required to carry and submit a copy of renter's insurance. * Applicants with felony convictions will be denied. * Applying for a home does not guarantee its availability. * Applicants with credit scores under 600 or applicants without established credit are subject to our sole discretion to determine if income and background are sufficient to approve the application. * We require an increased security deposit for credit scores under 600.
